About this Project

Located in the heart of Union Square in Somerville, Parcel D2.1 is a mixed-use building that serves as a hub for innovation. The site offers flexible open laboratory and retail spaces available for lease. A unique addition to this building is its blue roof, which plays a crucial role in limiting the flow of rainwater to prevent the flooding of storm drains.

TG Gallagher prefabricated HVAC and plumbing systems, including risers, pump skids, carriers, backflow preventers, and water heater skids. The plumbing risers called for specific engineering and the creation of a prefabricated cage for installation. This was the team’s first plumbing project where they used a crane to lower risers through a shaft. Simultaneously, the HVAC units were sideloaded into the mechanical room using a tower crane.

Mobile crane setups and deliveries were challenging due to the early removal of the loading dock, limited on-site space, and close proximity to Brivo ring sites. Given the inaccessible roof for lifting equipment, the team found new and creative ways to utilize fall protection devices. The team used 4×4 and boom lifts to mitigate the challenges with an unfinished ground floor and the inability to maneuver equipment.

TGG collaborated closely with Gilbane to navigate issues with scheduling, weather, and water in order to complete the job on schedule. The building was completed in June 2023 and opened for occupancy in late 2023.
