An LEED v4 Gold-certified and cutting-edge life science building in Watertown, MA, that features innovative HVAC and plumbing systems prefabricated and installed by TG Gallagher.


About this Project

A new state-of-the-art life science building, spanning 255,000 square feet, was recently completed in Watertown, MA. The building boasts adaptable floor space and a range of amenities, including on-site parking in a six-story garage with a direct connection to the building via a second-story bridge. Designed with sustainability in mind, the facility has achieved LEED v4 Gold certification and surpasses the Massachusetts Stretch Energy Code standard, reducing energy consumption by 40%.

TG Gallagher installed a range of HVAC systems for this project, including hot water, glycol heat recovery, chilled water, and condenser water systems. Plumbing installations consisted of pH neutralization, hot water, cold water, storm, lab waste, and sanitary systems. In total, about 11 miles of piping was installed between mechanical and plumbing trades. To streamline the onsite process, eight pump skids, two boiler skids, a domestic hot water heater skid, backflow preventer setups, a pressure reducing valve station, carrier walls, all plumbing piping and all steel mechanical piping were prefabricated in TGGs prefabrication shop. McCusker Gill managed the prefabrication of all ductwork at their shop.

The installation of plumbing, mechanical pipe, and equipment required a total of 24 crane days. TGG submitted a pick plan for each rigging. Job Hazard Analysis’ (JHAs) for other activities were also prepared and shared as required. TGG’s safety team remained onsite for the duration of this project, actively engaging with the crews and conducting toolbox talks to ensure everyone was informed and aligned. Due to the proactiveness of the team and enforced safety protocols, there were zero reported injuries for the duration of the project.

There was effective coordination and communication between all three trades throughout the project, thereby keeping it on track and leading to a successful end-result.
