Through the use of modern day prefabrication methods, TG Gallagher successfully streamlined the installation process of multiple HVAC systems and skids helping deliver project goals effectively and efficiently.


About this Project

TG Gallagher played a key role in the development of FORUM, a 350,000 sq. ft., nine-story office and lab facility in Boston Landing. Designed to support Allston–Brighton’s growing life science sector, the building offers state-of-the-art lab and office space along with carefully curated amenities, including a multi-purpose ground floor and strategically placed outdoor spaces.

TGG’s scope of work included the installation of multiple HVAC systems, such as a chilled water system, tenant condenser water system, process condenser water system, heat recovery system, hot water system, glycol system, and a secondary chilled water system. Prefabrication played a major role in streamlining the project, with the team prefabricating balancing valves, hangers, EAHU coil connections, fuel oil piping, HVAC coil connections, piping mains, risers, sleeves, and strongbacks. TGG also built skids for all major systems, including the primary and secondary chilled water pump skids, efficiency pump skid, heat recovery skid, and condenser water skids. The team additionally provided a second-floor fit-out.

The biggest safety concern was managing the rigging logistics for the rooftop and penthouse units. The building’s location created significant obstacles for rigging operations, requiring careful planning and constant communication. The use of on-site tower cranes added another layer of complexity, prompting multiple pre-planning meetings focused on safety. The project team worked closely with Consigli to determine the safest rigging path and crane pick routes, ensuring a smooth and secure process for lifting the AHUs and clearing a path to their designated landing zones.

Collaboration with the owner’s engineers was a priority throughout the project. The engineers arrived on-site months before completion, and TGG adapted to their schedule by conducting early training sessions and walkthroughs, even while piping installation was still ongoing. By providing hands-on training at an early stage, TGG ensured a smooth turnover, leaving the owner pleased with the process.
