About this Project
305 Western Ave. is part of the new Allston Labworks campus and spans 750,000 square feet, offering state-of-the-art biotech lab space along with a range of modern amenities. The building features flexible lab and office configurations from the second to eighth floors, test-fit layouts, and ground-level retail and restaurant space. Amenities include a fitness center, conference area, rooftop terrace, and ample parking to support tenant needs.
TG Gallagher played a key role in the mechanical scope of the project, installing various HVAC systems such as hot water, chilled water, process condenser water, energy recovery, fuel oil, snowmelt, and a VRV system. Much of the equipment, including pump skids, air handling units, an energy recovery skid, and exhaust air handling units, was prefabricated to streamline installation and improve quality.
Due to the site’s proximity to the Charles River, the upper levels of the building were impacted by frequent high winds. To address this, TGG’s safety team implemented strict rigging and work protocols and ensured a dedicated specialist was always on-site to enforce the safety plan.
The team also worked closely with the client to meet a fast-tracked startup schedule. All TGG systems were energized and commissioned within a tight three-month window, allowing the team to identify and resolve any issues while still hitting key project milestones.
