Residing on the corner of Seaport Boulevard and Boston Wharf Road, Skanska developed and has built the first office tower in Seaport Square. Aiming for LEED platinum certification, the 17-story, 440,000SF office tower is now home to one of the largest professional services firms worldwide. The building features a gym, ground-level retail space, and floor-to-ceiling windows allowing for an abundance of natural light as well as spectacular views of the harbor.
TG Gallagher teamed up with Skanska to install the mechanical infrastructure as well as the tenant fit-out for the entire building. Utilizing its 40,000SF prefabrication facility, TG Gallagher prefabricated over 40% of the piping and equipment which included building risers, all mechanical room piping, hangers, pump skids, air handlers, chill beams, and control valve stations. To further expedite the installation, TG Gallagher laid out sleeves, hangers, and bang-it locations using one of their multiple Trimble total stations.
By paying close attention to scheduling and by focusing on critical path items such as building risers and penthouse installation, TG Gallagher installed the building’s HVAC to meet tenant design requirements all within schedule.
Once the major tenant’s space was complete, Skanska retained TG Gallagher to fit-out their new Boston office space as well as Red Thread/Steelcase’s new WorkLife office.
