Thomas G. Gallagher

Founded in 1823, Massachusetts College of Pharmacy and Health Services is the oldest college in Boston, with more than thirty degree and certificate programs. To create more educational opportunities, MCPHS is expanding its Boston Campus with a new six-story, triangular academic building. This is a fast-track project taking just 11 months from ground-breaking to completion. Known for its ability to deliver within strict timetables, Thomas G. Gallagher, Inc., was contracted by Bond Brothers, Inc., to expedite the HVAC, plumbing and fire protection systems.

The HVAC system consists of a rooftop air handling unit, a rooftop chiller, gas hot water boilers and system pumps. The individual floors are zone controlled by sectional VAV's with hot water reheat coils for perimeter heating. There is a stairway smoke evacuation system, and exhaust systems for toilets, foyers and the transformer vault. The elevator machine room will have a split air conditioning system.

For energy conservation, the building will be controlled by a DDC system with occupied/unoccupied modes. The plumbing system features sub-basement toilet rooms that discharge into duplex sewerage ejectors, a water booster pump, and vacuum, air and oxygen outlets supplying the teaching laboratories.

The site presents logistical challenges. The building does not have a loading dock, and is surrounded by three congested streets in a predominantly residential area, making it difficult to deliver equipment and materials. Scheduling of deliveries is done a week in advance. To minimize noise and accommodate neighbors, Thomas G. Gallagher, Inc., has scheduled the rigging of equipment to take place on Saturdays and Sundays.
